Park RidgePark Ridge has been an Austin community since 1995. With over 350 home in our subdivision, our residents enjoy a tranquil and friendly environment. While we were once considered almost outside of Austin, we are now at the center of an exciting phase in Austin's growth. The development of Southpark Meadows across the street and numerous other shopping and restaurant facilities now blooming in South Austin provide our residents with convenience and variety.

Park Ridge residents are bound together by a respect for our community, and our homeowner's association works to keep our community and property safe and welcoming. Park Ridge Has A New Management Company

The Park Ridge Board of Directors decided to make this change after much careful consideration of both the finances and upkeep of the subdivision. The Board is very hopeful that we will be able to remain with Alliance for many years to come.

The Board, believes that the priorities for a management company include: 1) outstanding financial management; 2) active monitoring and maintenance of subdivision common areas and contractors; 4) consistent and fair application of deed restrictions; 5) timely and respectful interactions with residents and board members; and 5) innovative and active strategies for maintaining strong property values for the subdivision. While our change to PAMCO last year helped us move more fully in the direction of meeting these five goals, the Board felt that a property management company with a robust staff (including staff accountants, porters, and attorneys) was better suited to the needs of the subdivision. We were also interested in being able to secure various services (such as trash pick-up services) at a discounted price (as is an option with Alliance), particularly since (given the financial situation), we are not implementing an increase in assessment dues this year.

There are several important reasons why the move - however cumbersome - makes sense. Most of all, though, given the huge demands to oversee Park Ridge maintenance and daily operations (of which the Board was having to take on a substantial workload), we felt it critical to find a company that could actively manage daily operations so that residents and future Board members would be assured quality, consistent, and responsive service that fit within Park Ridge's budget. We are hopeful that, with Alliance, we will be able to offer all residents with Web access to their own accounts (financial and deed accounts). We are trying to implement that within the next three months.

I'd like to promise that the Board (whether it is this one or a future one composed of different Park Ridge volunteers) will not change companies. I hope that is the case, but all I can really assure you all is that we will strive to offer a management company that best delivers what is needed by residents. Change takes time and wear and tear on everyone. Thank you all for your patience and understanding. We honestly believe that Alliance is well-suited to our current needs.
